Your Tax Bill Arrived. Your Jaw Dropped. Good News: You Can Fight Back.

The May 15th deadline is closer than you think - here's exactly what to do about it.

Every spring, Texas homeowners open their appraisal notices and do the same thing: stare at the number, look up from the paper, stare at the number again, and then wonder if the county appraiser has been driving through the neighborhood in a Ferrari with dollar-sign sunglasses on.

Here's the thing most people don't know: you don't have to just accept it. You have the legal right to protest your appraised value — and thousands of homeowners win every single year. The deadline to file your protest is May 15th (or 30 days after you receive your notice, whichever is later). Miss it, and you're stuck with whatever number they landed on.

Wait — Market Value and Appraised Value Aren't the Same?

Nope! And this confusion is exactly what costs homeowners money. Let's break it down:

These two numbers should not be identical. The county appraises thousands of homes at once using algorithms and averages. They have never been inside your house. They don't know about the dated kitchen, the HVAC that's running on a prayer, or the fact that your neighbor's house backs up to a busy road and sold for $40k less than theirs. That's your evidence.

The goal isn't to prove your home is worthless. It's simply to show that the county's estimated value is higher than what comparable homes are actually selling for. That's it. That's the whole argument.

How to File Your Protest — Step by Step

Good news: this process is more straightforward than it sounds. Here's how to do it in both Denton and Tarrant counties. 

Tarrant Appraisal District (TAD)

  1. Visit tad.org and look up your property. Your appraisal notice will have your account number so have it handy.
  2. Click "File a Protest Online" through the TAD iFile portal. You can also mail or hand-deliver Form 50-132 (Notice of Protest) to the TAD office if you prefer paper.
  3. Select your grounds for protest: "Value is over market value" and/or "Unequal appraisal." Again, select both. You can't lose by asking.
  4. After filing, TAD will schedule you for an informal meeting with a TAD appraiser. This is your best opportunity to settle... but come prepared with your comparable sales data. If you end up needing this, let me know and I will pull it for you! 
  5. If the informal doesn't go your way, you proceed to a formal Appraisal Review Board (ARB) hearing. This is a panel of citizens, not county employees, and you present your case just like small claims court. It's genuinely not scary.
  6. Don't wait to do this online, gather your doc and go in person. Half the time they don't even ask for proof and boom, the lower your assessed value! 

Denton Central Appraisal District (DCAD)

  1. Go to dentoncad.com and locate your property using your address or account number from your appraisal notice.
  2. Click "File a Protest." Psst! You can do this entirely online. You'll set up or log into a portal account. The online system is called iFile.
  3. Select your protest reason. Choose "Value is over market value" and/or "Value is unequal compared to other properties." Check both - I mean, it costs nothing extra.
  4. Submit your protest. Sometimes they just call it down or decline you. You'll receive a confirmation and possibly be scheduled for an Informal Review (a one-on-one with a DCAD staff appraiser) before your formal ARB hearing.
  5. Bring your evidence to the informal meeting. Comparable sales, photos of condition issues, or a CMA which I can create you as your Realtor... these are all effective tools. Again, in most cases they settle at the informal stage...no formal hearing needed!
